Bryker Woods is an old neighborhood in Austin, Texas and part of the Old West Austin Historical District. This means that you may not be able to do exactly what you want in BrykerWoods with a home you may buy. This is not necessarily a bad thing, but done to preserve the character of the neighborhood. There are both old homes as well as a little new construction in Bryker Woods. There is some new construction. For example, I toured one new home that was built in the last couple of years and is greenbuilt. With a modern look, it has a high SEER HVAC system, a tankless water heater and more. One of my Mom’s best friends lives in Bryker Woods so growing up in the 1960’s, Bryker Woods was a place to be for me. I still go visit my Mom’s friend. Located east of MoPac Expressway (Loop 1) and south of 35th, Bryker Woods is a popular area of Central Austin. Shoal Creek borders the east side. Bryker Woods Neighborhood Association is very active and concerned about the preservation of the neighborhood. When buying a home in Bryker Woods, be sure to check out SF-3 zoning and know that most of the approimately 747 lots have this zoning. Of course homes that back to MoPac may have some road noise but they usually cost a bit less to compensate. There are many parks and hike and bike trails in the area. Along busy 35th Street there are many shops and businesses.
Many of the original homes in Brykerwoods have they quaint old charm, original hardwood floors and more. The large trees in an established neighborhood are always wonderfully big and provide much shade.
Bryker Woods Schools
Bryker Woods children attend Austin ISD or one of the many private schools in the area. Austin ISD’s Bryker Woods Elementary School is located in the neighborhood at 3309 Kerby Lane.
